  • - 2019 Annual Homeowners Meeting Feb 26 7:00 pm Heritage MS

ALL owners were mailed the meeting package last week (1/21). Please refer to the budget pages in the back of the package that detail out all 2018 actual expenses and 2019 planned expenses and projects. Carefully study these numberrs to understand where your homeowner dues dollars will go in 2019. Given that we have a quorum of homeowners, attendees will vote for the proposed budget as stated, after seeing a presentation regarding all expenditures. This is your chance to ask questions directly to the Board! Use the proxy form if you cannot attend. If there is not a quorum of at least 43 homeowners, per the current by-laws, the Board is authorized to make the decision on the budget.

2018 Monthly meeting notes can be found on the SC Community=> Board Information pull-down at the top of this menu....and at the Snake River HOA site http://saguarocanyon.homestead.com/HomeOwnersONLY.html

  • - February 26: Annual Owners Meeting. 7:00 PM Heritage Middle School.

Please first read the information package that was sent to all owners on Jan 21. The Budget proposal for 2019 is in the back.

A 2018/2019 Budget presentation will be given by the Board. This is your chance to learn directly from the Board where our money goes, and why.

  • - A new and improved Saguaro Canyon Website is coming in March!

The new site (same URL) will be much more mobile friendly, and allow much more "in your face" room for announcements and important information, plus a "search" tool to help find what you are looking for faster.

  • With a FULL development now there are MANY children in streets and on sidewalks.

Small children have been seen wandering in our streets WITHOUT WATCHING FOR CARS!

STOP for school busses! IT IS THE LAW!

  • Many Street-facing Fences Need Staining!

As of the 11/27/18 Board meeting Behr PREMIUM No. 501 TRANSPARENT WATERPROOFING WOOD FINISH is the ONLY approved and accepted stain.

You must specify it by number "Behr 501". Do not specify it by color name or you may get the wrong stain.

Fences must be pressure washed first, allowed to thoroughly dry, and two coats of stain applied.

Stain can be purchased at Home Depot.

  • Non-compliance Letters from Snake RiverSaguaro Canyon Owners employ Snake River HOA to regularly patrol our streets and note issues that are deemed not in compliance with our CC&Rs, and/or are just plain unattractive or unsightly. If you receive a letter and you have already taken care of the issue, simply let them know. Since they do not inspect every day, they won’t know if the issue has been immediately resolved.
The goal is to maintain Saguaro Canyon as the upscale and attractive subdivision that it was always intended to be.
ALL owners in Saguaro Canyon signed agreements that they would do their part to obey the Property Rules and Regulations. Home-owners receiving notices for issues that are NOT tended to timely however will be actioned by the Board.
  • Trailers/RVs/Boat storageThere is a strict 72 hour maximum parking time, on the street or in the driveway, for RVs, Trailers, and Boats.

If you have permanent RV or Trailer storage on your property in mind, you must submit an application to the ACC. Starting in 2017, a new (but stringent) process is in place to attempt to accommodate these residents. Neighbors on all sides must approve, plus various physical requirements apply. Use the "Documents" link at this top of this page to view the form.

IF you notice that a vehicle, RV, Trailer, or Boat has been parked on the street for more than 72 hours, call Meridian code enforcement.

  • Home/Building PaintingNotice that many of the older homes in our subdivision are in serious need of external painting. The many years of the hot Idaho summer sunshine has taken its toll on the exteriors of our homes. Please do your part in keeping our subdivision looking sharp by keeping your exterior paint fresh and clean.
Repainting the same colors/color scheme does not require an ACC application.
ACC forms (available from this website) are absolutely required for ALL exterior property projects! Submit your completed form to SnakeRiverHOA BEFORE investing in or starting any exterior project!

Architectural Control Committee

arch section

Our Saguaro Canyon Subdivision is among the more uniquely attractive and upscale neighborhoods in the area. Many of us chose Saguaro Canyon as our living-place for this very reason. In order to keep our subdivision attractive and inviting, and to maintain and grow our property values, we must all respect and abide by the CC&Rs that set high structural and landscaping standards intended to maintain the high quality look and feel of our community. Changes and upgrades to our properties are allowed, however there is a process by which the desired changes are approved by the Architectural Compliance Committee (ACC).
